Historic Buildings
The first cluster consists of three buildings dating back to the late 19th century. These structures originally served as the manor house, stables, wine cellar, hay barn, and pigsty. All of them have been carefully restored using high-quality materials while preserving the authentic architectural character of the original farm complex. The façades feature exposed stone and brickwork, while the roofs are built with wooden beams and finished with traditional aged terracotta tiles.

Outdoor Areas
The estate extends over 73.3 hectares of land, irrigated through two lakes connected to a pumping system. The land is divided as follows:
The entire estate lies within a wildlife hunting reserve.
Close to the historic buildings there is a large parking area, particularly convenient when hosting events with numerous guests. Between the two clusters there is a decorative fountain with water features created from a former swimming pool that is no longer in use, while further downhill lies the current swimming pool with rounded edges.
The buildings are surrounded by a beautifully landscaped garden, carefully maintained and crossed by hedges and traditional terracotta pathways made in the style of Impruneta.
The entire property is enclosed by a stone and masonry wall topped with wrought iron railings, combined with plastic-coated wire fencing supported by wooden posts.
Use and Potential
The estate is ideally suited for buyers seeking a well-established hospitality business of a high standard. The generous indoor and outdoor spaces also make the property perfectly suited for events such as weddings, celebrations, and conferences.
One of the buildings could easily be reserved as a private residence, allowing the owner to live on-site while managing the business.
The land allows the production of both wine and olive oil, which can be used for meals served to guests or alternatively sold, providing an additional source of income.
